4) Modern comprehensive inventory reports

We focus on the quality of our inventory reporting system, accurately evidencing the condition of your property at the start of the tenancy. This allows us to track the condition of the property throughout the tenancy. It also reassures all parties that any potential proposed deduction from a deposit is fair and will more likely be backed up by a tenancy deposit adjudicator should any dispute arise.

Landlords sometimes feel that this is one area where they can save money.

At Norman Galloway Lettings, we encourage all of our Landlords to have a robust check in and check out Inventory. 

The cost is minimal compared to the potential losses further down the line if you do not have them and the inevitable disputes arise. 


5) Comprehensive referencing

We thoroughly reference each tenant by carrying out a credit check, right to rent check, assess their financial suitability and request a reference from their Landlord/Employer. We do the same for any guarantors. 

For us, it's very simple, we aim to provide good quality homes to great tenants. 

It's all about sustainability, for the tenant and for the Landlord. 

Anything less is just not worth the effort or investment. 

6) Inspections

We regularly inspect properties and monitor how well the property is being maintained, providing detailed inspection reports and informing you of the condition of the property. Should the tenant need to improve on their tenancy obligations, we will visit more often until issues are resolved.

At Norman Galloway Lettings, we go a step further here, we look at ways in which you can squeeze your assets to improve your property's financial performance. 

We don't just 'think outside the box', very often, we reconfigure the entire thing, and before your very eyes, the box becomes a pig! As in piggy bank?

7) Maintenance and Legal

We realise the importance of dealing with reliable and trustworthy suppliers in connection with any work carried out on your property. We ensure that all the suppliers we work with are correctly insured before instruction. We ensure that legal compliance is adhered to at all times giving you additional peace of mind and security.

As experienced Landlords and Developers ourselves, we totally understand that some Landlords are keen to do all of their own repairs and maintenance. This is perfectly fine with us, providing that the properties remain in good condition and legally compliant.

We are however, more than happy to assist any Landlord who would prefer a more hands-off approach.
